What buying costs: every fee
The 4% DLD fee and the other payments to include in your budget.
Dubai Land Department (DLD) fee: 4% of the price. By law it is split between seller and buyer, but in practice the buyer usually pays all of it.
Registration trustee office: AED 2,000 for properties under AED 500,000 and AED 4,000 above that, plus 5% VAT.
Title deed: AED 580 for a ready property. For off-plan, the contract is registered in the Oqood system instead.
With a mortgage: registration of 0.25% of the loan plus about AED 290, and a bank valuation of typically AED 2,500–3,500.
These are guide figures; the exact amounts are confirmed by DLD or the trustee office on the day of the deal. We send a full cost breakdown for each property in advance.
